Hi

Just noticed some black 'gunk' at the bottom of my hot water tank (image attached) - anyone know what's causing it, what I need to do, est cost to fix?

The tank is 180 lt
Rheem model 312.180.15
Date of manufacture 22/09/2003

Has been in use for 7 years.

Hi my advice would be to check the water quality for ph and if required fit filtration or softner system to correct what looks like a corrosion problem good luck

We're in an apartment building, can we take softening measures locally or is it a building issue?

What do we need to do to fix this issue? Is it a replacement part?

Have you checked all connections to make sure its all dry and nothing is leaking?

I can't see anything leaking (but obviously something must be leaking somewhere) - maybe I should ring a plumber tomorrow?

Yes, i think that's a good idea. No point guessing and experimenting as there could different reasons causing what i can identify as electrolysis.
